The Hague, 23 September 2026 — Deerns supports Exosens with MEP engineering, tender preparation and construction support for its new production facility in the Netherlands.
Deerns has been selected by Exosens Netherlands to provide engineering, tender preparation and construction support for a new 2,000 m² production, office and support facility in Roden. The project will support Exosens’ growth ambitions while creating a modern technical environment for production operations and associated utilities.
Exosens Netherlands, formerly Photonis Netherlands, is a high-tech manufacturer specialising in electro-optical sensors and high-precision equipment. The new facility in Roden will bring production, workplace and technical support functions together, requiring careful coordination between operational layouts, engineering systems and the infrastructure serving equipment.
“Exosens is investing in a facility where the building systems and production utilities have to work as one reliable technical environment,” says Jeroen Rijs, Strategic Advisor & Operations Manager for Life Sciences & Data Centres at Deerns. “Our role is to translate the operational requirements into a coordinated, tender ready design and then remain involved as the contractor develops and delivers the solution. That continuity helps protect quality, reliability and long-term operational performance.”
Accelerating design and decision-making
The biggest challenge in this project was the extremely tight timeline for bringing the project to market. With the new-build facility required to be completed in 2027, there was very limited time available to progress from design through procurement and execution.
To meet this ambitious schedule, both the Schematic Design (SD) and Preliminary Design (PD) phases were significantly accelerated. This required a highly focused and pragmatic approach, with Deerns collaborating closely with the project team and all key stakeholders.
Decisions were made quickly and clearly, based on shared priorities, project requirements and feasibility. By maintaining strong communication and alignment throughout the process, potential delays were avoided and critical choices could be made without compromising the overall project objectives.
This collaborative and decisive way of working enabled the team to maximise the project result within the available timeframe, while creating a solid basis for the next phases towards delivery in 2027.
An integrated tender-ready design
For the new facility, the engineering challenge is to align building services with production requirements from the outset, balancing reliability, quality, operational continuity and sustainability.
Deerns’ assignment includes coordinating building services, process utilities and Exosens’ specific standards within one coherent design.
The scope includes 5 key activities:
- development of the MEP tender package and technical specifications
- preparation of cost estimates and the market approach strategy
- contractor tender support and technical evaluation
- review of contractor detailed designs
- supervision and technical support during construction.
Engineering for reliability and operational continuity
Production facilities depend on technical systems that support reliable operation over the long term. The design must therefore integrate MEP systems and production utilities, while providing for maintenance, safety, controls and future operational changes.
4 key priorities include:
- reliable, maintainable building services and process utilities
- coordinated interfaces between production equipment and facility systems
- energy-efficient solutions aligned with Exosens’ sustainability objectives
- flexibility to accommodate future production and technical requirements
Drawing on its experience in high-tech and Life Science environments, Deerns brings these requirements together early, reducing interface risks and providing a coordinated basis for detailed design and construction.
The Roden facility combines Exosens’ production ambitions with the technical requirements of a high-performance manufacturing environment. Through a highly collaborative and integrated approach, Deerns is helping create a reliable, efficient and adaptable facility that can support Exosens’ operations as they evolve.
