Deerns’ Innovative Planning transforms Lerida 32-34

Deerns implemented innovative planning and collaboration as sustainability consultant for the highly complex renovation of Lerida 32-34, in Madrid, where the tenant is a high profile public financial entity.

The Hague, 23 October 2024. The Lerida 32-34 project is an existing 10,000m2 office building located in downtown Madrid. The client’s intention was to reposition this building in the market and to achieve both LEED and BREEAM certifications. Deerns started work as the sustainability consultant in July 2022, with construction completed in June 2024.

Deerns played a pivotal role as the sustainability consultant for Lerida 32-34. The team ensured that sustainability measures were integrated seamlessly into the building’s renovation, focusing on energy efficiency, indoor environmental quality, and waste management.

We were also responsible for guiding the project team through the LEED Gold and BREEAM Very Good certification processes, ensuring that all sustainability targets were met. This involved detailed energy simulations, material selection, and close collaboration with the HVAC and lighting design teams.

The major elements of the renovation included:

  • Lighting: Upgrading to LED technology from fluorescent fittings significantly reduced energy consumption and improved indoor lighting quality.
  • HVAC Systems: Installing new, energy-efficient HVAC systems enhanced air quality and occupant comfort.
  • Façade: Renovating the building’s façade improved both thermal performance and aesthetic appeal.

Navigating urban constraints

During this extensive renovation project, carried out in eight phases, Deerns faced the unique challenge of keeping the building operational for the tenant, a major public financial entity The carefully planned phased construction approach was crucial in addressing these challenges, ensuring minimal disruption to the tenants.

Additionally, the site presented several constraints as it is in a densely built-up area with narrow streets. This meant that material delivery and storage had to be carefully strategised and, internally, the building had access to very limited natural light.

33% Energy Savings

Upgrading the building systems not only improved energy efficiency, leading to a 33% energy saving, but also enhanced the overall comfort and well-being of the occupants. Additionally, water savings were achieved through innovative solutions such as refurbishing existing toilets to reduce water consumption.
