Large Scale Data Centres

Over a period of four years, Deerns performed master planning, full design and construction supervision duties for the development of a Mega Data Centre complex, including support buildings, at a green field site in Eemshaven in the Netherlands. Three individual data centre buildings, each sized at 30 MW or more, were fully designed, followed by construction oversight and other required consultancy support.  To meet the client’s accelerated programme, overlapping design and construction activities were required: while a number of buildings were already under construction, the design of subsequent buildings and issuing for tender was ongoing in parallel. In addition to the support facilities designed in each data centre building, a central warehouse and an office building were established on site to accommodate future growth of the campus.


To allow for a timely realisation of this extensive set of large scale facilities and to plan for future growth of the site, Deerns first produced detailed site master plan analysis reports. These reports covered everything from spatial layout options for data centres, ancillary buildings, services, usability of buildings for staff, utility availability and local code regulation assessments.
One of the important milestones of the project was obtaining planning permission. Deerns was responsible for liaising with the local authorities, as well as the preparation and submission of the planning permit application for the project.

The mechanical and electrical designs were completed in accordance with extensive specific and bespoke client engineering requirements. All primary and secondary plant, equipment and distribution designs were produced and coordinated in Revit.

While the target PUE for all facilities was ≤ 1.15, the realised PUE is under 1.12 (according to latest published figures).
